HVAC maintenance in a desert climate
A heat pump in Phoenix works a different job than the same unit in Portland. From May through September it runs near-continuously against 105–115°F condenser-side air, which is the thermal equivalent of towing a trailer all summer. Desert HVAC doesn't fail more often because the equipment is worse — it fails earlier because the duty cycle is brutal. The maintenance response is cadence, not heroics.
The twice-yearly rhythm
Spring (March–April), before the first 100°F week:
- Refrigerant pressures checked against the manufacturer's chart — low charge is the #1 cause of compressor overwork.
- Capacitor tested under load. Desert heat kills run capacitors young; a $30 part protects a $2,500 compressor.
- Condenser coil washed. A coil matted with dust and cottonwood fluff can cost 10–20% efficiency exactly when you need it most.
- Condensate line flushed — first monsoon humidity is when clogged lines overflow into the air handler.
Fall (October–November), before heating season:
- Reversing valve exercised and verified. It sits unused all summer; the first cold night is the worst time to learn it sticks.
- Defrost board and sensors checked, heat strips tested.
- Filters replaced and the year's runtime reviewed.
Between visits: the owner's three habits
- Filters every 60–90 days in summer. Dust load here is roughly double the national assumption. A loaded filter raises head pressure and shortens compressor life. Stock a season's worth of MERV-11 pleated filters in your return size so a dirty filter never waits on a store run.
- Keep 18 inches clear around the condenser, and shade it if you can do so without blocking airflow.
- Listen at startup. Hard-start rattles and a compressor that hums before it kicks are early capacitor warnings — cheap if caught, catastrophic if not.
Why the record matters as much as the work
A tune-up nobody can prove happened might as well not have. Documented service visits — like the spring/fall pattern in our sample report — do two things at once: they keep warranty claims alive (manufacturers routinely deny compressor claims without maintenance records), and they let an honest life estimate tell you when replacement planning should start, before a 110°F-week failure makes the decision for you.
