The Proven Report
When a home with a Proven profile needs to prove itself — to a buyer, an agent, an insurer, or an appraiser — the record produces a Proven Report: a single shareable document that lays out the home's systems, their condition, their verified service history, and what's coming next.

What's in it
- System inventory with health scores. Every major system, its age, its rated life, and a 0–100 condition score with the evidence behind it.
- Age-anchored life estimates. Each system shows a decay curve with a "today" marker placed at the unit's actual calendar age. The estimate is the lower of two ceilings — calendar life remaining and condition-adjusted life — so a 12-year-old heat pump can't hide behind a good service record, and a neglected young unit can't coast on its age.
- Verified service timeline. Not "owner says the roof was redone" — dated records with the provider named, marked verified when the work was confirmed by the provider or by documentation.
- The maintenance plan. What the home should have done over the next twelve months, generated from its actual condition.
Why it changes a sale
Every listing says "well-maintained." None of them can prove it. A Proven Report converts maintenance from a claim into evidence: the buyer's agent sees the water heater's age and the flush records, the inspector starts from a documented baseline instead of zero, and the seller's "we took care of this house" finally has a citation.
That works in both directions. The report is honest about what's near end of life too — the sample home's water heater shows months remaining, not a reassuring blur. That honesty is the point: a report a buyer can trust is worth more to a seller than one that flatters.
How a home gets one
A report isn't written, it's earned — it renders whatever the record contains. A sparse profile produces a thin report; a documented home produces the kind of report in the sample. Start the record early, keep the service visits flowing through it, and the report is ready whenever the decision to sell arrives.
