What the profile actually contains

A profile starts with the home's basic facts — year built, square footage, location — and then breaks the home down into its major systems: heating and cooling, water heater, roof, electrical panel, appliances, pool equipment, irrigation. Each system carries its own small dossier:

• Identity — brand, model, and where we can read it, the serial number and manufacture date.
• Condition — a 0–100 health score derived from age, documented service, and inspection evidence, not a guess.
• Life outlook — an estimate of remaining service life anchored to the unit's age and rated lifespan.
• Paper — every receipt, warranty, permit, and manual filed against the system it belongs to.

Why structure beats a folder of PDFs

A folder of scanned receipts answers no questions. A structured record does: When was the heat pump last serviced? Is the water heater still under warranty? What did the roof recoat cost, and who did it? Those answers are what a buyer's inspector, an insurance adjuster, or your own future self actually needs — and they're only possible when each document is attached to the system it describes.
